Property facilities
This little two-storey cottage combines the best of both worlds, being located just within the town walls, yet affording unobstructed views of magnificent mountain scenery. The cosy interiors are furnished in a rustic style, appropriate to the historic architectural context. The secluded pool and garden to the rear are set against an imposing scenic backdrop.
Great care was taken during restoration to conserve the original structural elements of this little stone cottage, which may well once have been the priest’s house. The low ceilings, stone fireplace, internal brick archways, exposed stonework walls and terracotta-tiled floors are all traditional characteristics of Tuscan homes.
As the property is built into a hillside, the sheltered back lawn and pool terrace occupy an elevated position, facing out towards a spectacular mountain panorama. One of the most distinctive features of this house is its close proximity to the town’s beautiful Romanesque church, whose ancient bell-tower borders the grounds on one side. Guests can even arrange to be accompanied to the very top, for a bird’s-eye perspective of the Garfagnana region.
ACCOMODATION
At ground-floor level you enter a small, low-ceilinged hallway, which leads into the dining-room, with its yellow-washed walls, stone fireplace and farmhouse-style wooden furniture. From here, two steps take you down into the comfortable living-room, which features a lovely internal brick-and-stone archway, as well as a sloping, terracotta-tiled/beamed ceiling and exposed stonework in the walls. Adjoining this lounge is a downstairs bathroom, with spacious shower cubicle. From both the dining and living room, French doors allow easy access into the back garden.
Returning to the entrance hall, you pass a small kitchen, tucked open-plan round a corner. It is fully equipped, except for a dishwasher. Nearby, a tiled staircase invites you up to the top-floor landing, off which issue the following: a small bedroom, with one set of bunk beds (2 beds). A double bedroom, commanding lovely views to both the front and back of the house. French doors open on to a mini-balcony which overlooks the pool and the hills beyond.
Accessible from the back garden and adjacent to the lawn is a covered, outdoor storage-space, housing the washing machine, the BBQ and sunloungers.
GARDEN & SWIMMING POOL
From the small carpark alongside Coreglia’s medieval walls, you enter the town through one of its gateways, beside which stands the Romanesque church, with its simple façade and grand interior! Just a short walk round the corner brings you to the very center of the quiet village. The cottage is situated at a raised level from the pavement.
Fragrant lavender bushes are planted along the grey stone wall bordering the road, while the ancient church tower dominates the scene, further behind on the right. An olive tree in a large terracotta pot graces the centre of the gravelled front garden and bright geraniums add splashes of colour round the front door.
The cottage’s French windows all open out on to the small, manicured lawn to the rear, as well as to the paved pool (8 x 4 meters, private, heated. Temperature of water is subject to weather conditions) patio, which is shaded by a mature edible-chestnut tree. Both these spots are ideal for sunbathing or al fresco dining. The oval pool is surrounded by sweet-scented flowering jasmine, while perfumed wisteria rambles its way up the house-wall.
However, the ultimate touch of distinction is added to this setting by its breath-taking mountain backdrop! Up here the air is clean and fresh and peace and quiet are guaranteed (apart, maybe, from the occasional accompaniment of church bells!)
LOCATION
There is no need for you to leave the centre if you don’t wish to, as the amenities there include: shops; restaurants (serving homemade pasta!); bar; hairdresser’s; post office; bank with cash-machine; church. This exceptional location can still be classed as ‘real, ‘authentic’ Italy, as not so many foreign tourists are encountered here, even in the summer months.
Winter skiing is available at Abetone, a 45-minute drive away, while it takes approximately 40 minutes by car to Lucca and 1 hour 15 minutes to the Versilia coast. Pisa airport is one hour from the property and Florence airport is 1 hour and a half away. Rome is about 4 hours.
OTHER FACILITIES AVAILABLE NEARBY: Open-air concerts are held in Coreglia and it also has an indoor theatre. In nearby Barga, just a 20-minute drive away, there is a little opera-house and in summer a lively Jazz Festival. At New Year, the fireworks lit in the valley down below can be appreciated at eye-level from this privileged ‘top-of-the-world’ retreat!
Cooking class and faboulous dinners can be organized at the property. The golf club is in the Versilia about 1 hour from the property, in the area are also possible bike riding, hiking, wine tasting, Etruscan ruins and Renaissance and Medieval art and architecture.

DEPOSIT: A deposit of 37% of the total letting price is payable at the time of booking. It may be paid by credit card or wire transfer. Upon receipt of your deposit you will be sent notice confirming your payment with contact and arrival information.
BALANCE: The balance is due no later than 56 days (8 weeks) prior to the beginning of the letting period and must be sent to the owner via wire transfer. If the balance is not paid by the appropriate date, the letting agreement will be deemed to be invalid and the deposit forfeited. ‘InTuscany’ will send you a reminder when the balance is due and advise you how to send the money.
CANCELLATION: In the unfortunate event of you needing to cancel all or part of your holiday we will have to charge either:
a) deposit only - if cancellation is received more than 56 days before letting
b) deposit + 50% of the balance - if cancellation is received between 55 days and 29 days before letting
c) deposit + 90% of the balance - if cancellation is received between 28 days and 8 days before letting
d) Total rent - if cancellation is received less than 7 days before letting or in case of No Show
INSURANCE: All tenants are advised to consider insurance needs in relation to travel, accident, medical and personal cover; 'In Tuscany' can not accept liability for any accident, injury, loss or damage sustained by tenants.
IN THE EVENT OF DISPUTE: all disputes will be heard in the court of Montepulciano.

Dear Croci Manola and Lazzari Paolo, we had a wonderful time in Coreglia Antelminelli and were very sorry to leave. The house was just perfect! Wonderfully decorated and with a wonderful swimming pool, exactly what we wanted. The village of Coreglia was very charming. We met many nice people and although we don't speak Italian we did have some nice contacts. We ate many times at l'Archile, just behind the house and drank many coffee's in the 3 bars. Also we made some wonderful trips to Florence, Lucca, Barga and many surrounding hilltop villages. We have already forgotten that the weather wasn't always as good as we hoped. We have been to Tuscany before but didn't know the Garfagnana area. It's just wonderful. We will certainly go back in the future. Kind regards,
