Description

This imposing Leopoldine villa, with its pale cream external walls and typical rooftop dovecot, commands an exceptional position on an elevated, walled-in terrace, surrounded by mature trees and enjoying magnificent countryside views. Perhaps the most attractive architectural feature of this villa is its ground-floor triple-arched portico, furnished with comfortable, elegant, wickerwork chairs and tables, together with large decorative palms in terracotta pots. This is an ideal shady spot for outdoor dining or relaxation and for taking in the wonderful scenic backdrop. What’s more, the effect is then perfectly echoed at first-floor level, where another triple-arched loggia recreates a similar sheltered space for open-air living, overlooking the valley in the near distance.

Perfectly secluded and out-of-sight of the upper grounds, the brand-new swimming pool nestles among lawn and olive trees on a lower terrace level behind the villa, embracing unrestricted views across vineyards and fields.

GARDEN & SWIMMING POOL: There are many mature trees in the grounds near the villa, including tall evergreen Cypresses and pines. Geraniums in ceramic pots brighten the gravel surrounds with splashes of warm colour and line the stone wall which looks down over the pool (7 x 11 m, maximum depth 1,5 m – open from mid May to end of October).

The lawns of the pool terrace are enclosed by a hedge, beyond which extend vineyards and the valley, stretching out to the gentle hills on the opposite horizon. Elegant cream sunshades and loungers are provided at the paved poolside, while fruit trees and Tuscany’s trademark evergreen olive trees give their own natural shade. Pots of colourful petunias dotted around the lawn complete the idyllic scene.

ACCOMODATION: From the gravel parking area around the villa, you pass through the ground-floor portico into the entrance hallway and then into the huge living/dining room, crowned by a remarkable vaulted, tiled ceiling. The space is informally divided into a sitting area with sofa and armchairs round the large stonework fireplace; a dining area with an 8/10-seater wooden refectory table; and an open-plan fitted kitchen at the far end of the room, separated off from the rest by a massive dark-wood sideboard with marble worktop. This section is fully equipped with modern appliances.

Proceeding upstairs, you access the first-floor bedrooms, with their typically Tuscan terracotta-tiled floors, whitewashed walls, wrought-iron bedsteads and matching soft furnishings. There are three double rooms and one twin (where the beds can be put together, on request in advance) with three bathrooms, as well as one half bathroom. The two master bedrooms have their ensuite bathrooms. The other two bedrooms shared the third bathroom.

LOCATION: The walled, medieval, hilltop town of Lucignano, with its charming shops and several restaurants, is within walking distance. The nearest restaurant is about 700 metres away. The villa is a 30-minute drive from Montepulciano, Pienza and Cortona. 45 to Siena and one hour to Florence. Although immersed in peace and quiet, the autostrada is just 15 minutes drive connecting you to all important tourist destinations and the rest of Europe.

The closest airport is Florence (about 1 ½ hours). Rome and Pisa airport are about 2 hours by car.

In case of cancellation of a booking, the clients are entitled to a refund based on the days in advance of arrival day, as follows:

  • If the cancellation is made 60 days or more prior arrival day: 100% of the amount paid; no penalty applied.
  • If the cancellation is made between 59 and 30 days prior arrival day: 0% of the amount paid.
  • If the cancellation is made between 29 and 7 days prior arrival day: 0% of the amount paid.
  • If the cancellation is made between 6 and 1 days prior arrival day: 0% of the amount paid.
