Villa Lo Stagno is a completely independent brickwork farmhouse immersed in the green countryside only few km from the famous town of Cortona. The villa is 150 square meters and can accommodate 6+2 persons in 3 bedrooms with 2 bathrooms. The property offers a pretty bean shaped pool (about 4 x 8 meter and deep 1.20 meter) equipped with sun lounges, for the exclusive use of the guests.

Description

The villa has been recently restored (June 2017) preserving all its original caracteristics. It has been furnished in the typical Tuscan style and it offers offers all the modern comforts such as air conditioning (only in the bedrooms on the first floor), Wi-Fi internet connection and central heating.

The property is only 10 km from Cortona where you can find all the shops and 20 minutes drive from Lake Trasimeno and 30 minutes drive to Montepulciano,the town of the wine Nobile. The nearest grocery shop is only 1.5 km away in the small village of Montecchio.

NOTE: there is an animal (pig) farm in the area of the property, which may produce bad odors. In special weather conditions, at certain times of the day, they may reach the villa.

GARDEN AND POOL: Villa Lo Stagno offers a pretty bean shaped pool (about 4 x 8 meter and deep 1.20 meter) equipped with sun lounges, for the exclusive use of the guests.

You access to the pool area fully fenced, through some steps and a gate. Close to the pool a wooden pergola provides shelter and it is furnished with table and chairs. BBQ and parking available at the property.

ACCOMMODATION: the villa is 150 square meters and can accommodate 6+2 persons in 3 bedrooms with 2 bathrooms. It extends on two levels:

Ground floor: on this level you are welcomed by a large living/dining room and a separate kitchen fully equipped. On the same floor is a full bathroom with shower and washing machine.

First floor: a staircase leads to the upper floor where you can find 3 spacious bedrooms, 2 of which are doubles and one twin. Also on this floor is a large bathroom with bathtub. In one of the two double bedrooms there is a sofa bed for the seventh and eighth guests. This is suitable for children up to 14 years old, not for adults.

All the windows are provided with screens. Air conditioning available only in the 3 bedrooms. Heating included with the temperature set at 20C°.

LOCATION: Villa Lo Stagno is located close to Cortona and Montepulciano as well as with easy reach of most important Tuscan places of interest. The nearest airport is Florence (about an hour and a half). Pisa is about two hours and Rome airports both about two and a half hours away.

The nearest village is Montecchio, only 1.5 km away and there you can find a grocery shop, the bakery and a bar. Cortona, which is a large town boasting wonderful art and architecture as well as all modern services is 10 km.

In case of cancellation of a booking, the clients are entitled to a refund based on the days in advance of arrival day, as follows:

• If the cancellation is made 60 days or more prior arrival day: 100% of the amount paid; no penalty applied.
• If the cancellation is made between 59 and 30 days prior arrival day: 100% of the amount paid; no penalty applied.
• If the cancellation is made between 29 and 7 days prior arrival day: 100% of the amount paid; no penalty applied.
• If the cancellation is made between 6 and 1 days prior arrival day: 0% of the amount paid.
