Villa Montaione is a nice Tuscany villa with private pool situated in quiet and panoramic location on the hills surrounding the small town of Montaione. The villa is approximatly 50 km from Florence away and 20 km from the charming village of San Gimignano.

This villa is cozy and offers nicely furnished interiors as well as large outdoor furnished areas (lawn). The location is ideal to enjoy the peace of the Tuscan country side and at the same time to visit the most beautiful art cities in Tuscany and the charming Chianti villages.

GARDEN & SWIMMING POOL: Large outdoor furnished areas, swimming-pool (15 x 5 m – depth from 1,5 m to 2 m) set in panoramic location, open-air shower, furnished portico at the entrance of the villa, barbecue. The pool is heated during the period from April 1st to November 1st and the temperature is maintained between 26 and 28 degrees Celsius.

The access to the property is via an unpaved but well-maintained road of about 200 meters. Parking within the grounds.

ACCOMODATION: The villa is 250 square meters and can accommodate 12 persons in 6 bedrooms with 7 bathrooms. It extends on two levels:

Ground floor: three double bedroom with private ensuite bathroom with shower and one double bedroom (suitable for disable people) with private ensuite bathroom with shower.

All the bedrooms are provided with air conditioning and they are accessible only from the outside; only two of the four bedrooms can be connected by the inside.

A "tavern" with cozy seating area with large fireplace, fully equipped kitchen (2 large refrigerators, freezer, dishwasher, large stove also suitable for cooking lessons, Nespresso coffe maker, kettle, toaster, microwave, blender, juicer), bathroom with shower.

First floor (accessible only from the outside): two double bedrooms with private ensuite bathroom with shower.

These two bedrooms are provided with air conditioning and they can be connected from the inside.

Please note: the owners occasionally live in a portion of the villa (with separate entrance and garden) and they share with the clients the use of the swimming pool.

LOCATION: The village of Montaione, with all kinds of shops, is only 1 km away. San Miniato 20 km, the medieval town of San Gimginano 20 km away, Volterra 30 km, Florence (airport) approx. 50 km, Siena 60 km away Pisa (airport) approx. 60 km away.

Within easy reach by car, 10-15 minutes drive, you find the golf course of Castelfalfi, tennis court, horse riding. Villa Montaione is within easy reach of the most important Tuscan places of interest.

In case of cancellation of a booking, the clients are entitled to a refund based on the days in advance of arrival day, as follows:

• If the cancellation is made 60 days or more prior arrival day: 0% of the amount paid.
• If the cancellation is made between 59 and 30 days prior arrival day: 0% of the amount paid.
• If the cancellation is made between 29 and 7 days prior arrival day: 0% of the amount paid.
• If the cancellation is made between 6 and 1 days prior arrival day: 0% of the amount paid.
