Villa Moscardini is 500 meters above sea level thus it has the fresh breezes of the high altitude and the chestnut forest surrounding but it is close enough to the beach to go down for a swim before lunch. The villa is about 800 meters from the center of Sassetta and 12 kilometers from Marina di Castagneto Carducci and the sea. It has 700 square meters of private fenced garden.

GARDEN & SWIMMING POOL: The pool is situated in front of the villa, with its lovely view and situation is a very pleasant place and it is furnished with tables and chairs as well as deck chairs and recliners. There is an outside shower in the garden.

The pool is located in an ample paved terrace and is shared with the clients of nearest 3 apartments.

BEACH: Guests have access to a private beach at no additional cost. It is an area of about 10,000 sqm which faces the public beach and the sea to the North of Marina di Castagneto Carducci. It is a completely enclosed Botanical Garden where information is given about the plants, flowers and vegetation all with the aim of preserving and enhancing the Mediterranean sand dune environment.

There are six areas in the garden where you may rest in the shade of century old pine and juniper trees and where you will find tables, benches, water and light. At the garden's main entrance you will find reserved for you a parking space in the shade.

ACCOMODATION: The house with 8+3 beds is 160 sqare meters with an external paved area. It comprises of a ground floor with kitchen, living room, dining room, bathroom and veranda. The first floor has three bedrooms, three bathrooms and two terraces with a beautiful views over the surrounding Pian Delle Vigne valley and you can even see Sassetta lower down through the trees.

The east facing terrace presents a view across the Pian Delle Vigne valley to Sassetta. The main entrance is on the ground floor at the rear of the building and leads into a large living room which contains:

- on the right of the entrance is a door leading to a bathroom where there is a washing machine;

- 2 very comfortable sofa beds each capable of sleeping two persons (either as two singles or one double bed);

- a large wood dinning table capable of seating 12 people;

- across the room on the right there is a kitchen area with all the necessary cooking equipment and dishwasher, electric oven, gas burners and fridge freezer. There is a breakfast table with wooden benches. On the left there is a large fireplace and at the far end there is a door leading out into the garden and BBQ where there is a large wrought iron gazebo, stone table and chairs.

- a television with satellite reception.

The stairs leading to the first floor open out onto the landing where, on the left, there are two sofa beds, a cupboard and French windows leading out onto the balcony that overlooks the swimming pool.

On the right there are three doors, each leading to a double bedroom with en-suite bathroom. In the first room there is a double bed, a single bed and cupboards. In the second room there is a double bed, a sofa bed and a cupboard. If needed we can supply a cot. The third bedroom is equipped with double bed, a sofa bed and a chest of drawers. From the second and third bedrooms one has access to a shared balcony with panoramic views. Should it be needed the house is centrally heated.

LOCATION: Villa Moscardini is near to Marina di Castagneto (the seaside) and Livorno as well as with easy reach of most important Tuscan places of interest. The nearest airport is Pisa (about one hour). Florence airport is an hour and a half and Rome about 3 hours by car.

Things to see and do: Villa Moscardini is situated on the famous “Strada del Vino” making it perfect for wine connoisseurs it is also near by L'Oasi di Bolgheri which is a WWF bird sanctuary.

You can visit the famous cities of art which are close enough for half day excursions, Florence, Pisa, Volterra, San Gimignano, Siena, Massa Marittima, Perugia, Assisi. Elba, 45 km distant is easily reached by car (and ferry from Piombino). Childrens entertainment: Acquapark in Cecina and "Il Cavallino Matto" in Castagneto Carducci.

• If the cancellation is made between 29 and 7 days prior arrival day: 0% of the amount paid.
• If the cancellation is made between 6 and 1 days prior arrival day: 0% of the amount paid.
