Villa Peccioli offers full privacy as well as all modern comforts. The interiors are charming and cozy. The villa is within walking distance to a small village with shops and nice restaurants but at the same time it allows its guests to enjoy the peace of a country area.

The villa provides a charming panoramic terrace (accessible from the kitchen) with tables and chairs for al-fresco dining. On a lower level there is a beautiful private pool overlooking a valley.

GARDEN & SWIMMING POOL: Villa Peccioli guarantees privacy and comfort as well as a wonderful pool where you can enjoy precious moments of relax with friends and family, a large garden with a barbecue area.

The villa offers a furnished panoramic terrace ideal for al-fresco dining, garden, private swimming-pool with Jacuzzi area (12 x 4 m – depth from 1,2 m to 1,5 m – open from 01/05 to 30/10), barbecue, swing, table tennis. Private parking within the grounds.

ACCOMODATION: the villa is 400 square meters and can accommodate up to 13 persons in 5 bedrooms with 3 bathrooms. It extends on two levels:

ground floor: kitchen (oven, freezer, dishwasher) with access on to the outside, on to a nice furnished panoramic terrace, living-room (satellite TV, DVD) with fireplace, large dining-room, twin-bedded room (which can be turned into double bedroom upon request), bathroom with shower.

Firts floor: one double bedroom, another double bedroom with four poster bed, 2 twin-bedded rooms (which can be turned into double bedrooms upon request), one bathroom with shower and one bathroom with shower and bathtub. Upon request it is possible to have 3 extra single beds to be placed in 3 of the above bedrooms.

The villa also provides mosquito nets, air-conditioning in all rooms and Internet (WI - FI) access.

LOCATION: The town of Fabbrica with all kinds of shops only a few meters away, San Gimignano 30 km, Volterra 25 km, the nice town of Pontedera 23 km away.

Pisa (airport) 50 km, Florence (airport) and Lucca 65 km, Livorno (beaches) 50 km away, Casciana Terme (with spa) 25 km, Siena approx. 70 km away. The coastline area with nice equipped beaches in a in a 45-minute drive.

• If the cancellation is made 60 days or more prior arrival day: 0% of the amount paid.
• If the cancellation is made between 59 and 30 days prior arrival day: 0% of the amount paid.
• If the cancellation is made between 29 and 7 days prior arrival day: 0% of the amount paid.
• If the cancellation is made between 6 and 1 days prior arrival day: 0% of the amount paid.
