Villa sul Colle is an original old farmhouse which has been completely restored to very high standards, in keeping with the traditional Tuscan country style. Once a group of farmers cottages, it has now been converted into an original and charming holiday villa.

The elevated hillside position of Villa sul Colle is just amazing, with 360° panorama stretching across the hills and the nearby villages and towns. From the pool you can enjoy this stunning unobstructed view which has just to be seen to be believed.

The interiors have been recuperated respecting the ancient charm of the original characteristics such as the wooden beamed ceilings and terracotta floors. The rooms have color washed decorated walls and offer excellent views over the surrounding countryside.

GARDEN & SWIMMING POOL: The large private garden area of about 2000 square meters has perfectly manicured lawns spread out with rosemary bushes and cypress trees. The loggia is equipped with wrought iron furniture completed with comfortable cushions. A large double barbecue area is also available at the property.

The paved pool area is fully equipped with sunbeds, deckchairs and sun umbrellas. The infinity pool (8m x 15m, deep 1.5 m) in the shape of an irregular shell has offers breathtaking views of the hills and valleys below. The pool has a Roman staircase and Jacuzzi corner on one side with maximum depth approximately 70 cm. 

All the outside spaces are perfectly lighted at night. The villa offers also a private parking area.

ACCOMODATION: The entire property consists of the main building (set on 2 floors) and the dependance (also spread over 2 floors). Both buildings are internally furnished in a rustic Tuscan style. The whole property can accommodate up to 29 people for a total of 17 bedrooms and 15 bathrooms. The main building (400 sqm) has 6 apartments while the dependance (130 sqm) has 2 apartments. Each apartment has an independent entrance and overlooks the outside.

Suite 1 (4 people, 70 sqm): Located on the ground floor of the main building, it consists of: living/dining room, kitchenette, 1 double bedroom, 1 twin bedroom, 2 bathrooms with shower.

Suite 2 (5 people, 65 sqm): Located on the first floor of the main building, it is composed of: living/dining/kitchenette area, 1 double bedroom with bathroom with shower, 1 twin bedroom, 1 single bedroom, 1 bathroom with shower, panoramic terrace of 30 sqm.

Suite 3 (4 people, 75 sqm): Located on the ground floor of the main building, it consists of: living /dining/kitchenette area, 1 double bedroom with bathroom with shower, 1 twin bedroom with bathroom with shower.

Suite 4 (3 people, 70 sqm): Located on the first floor of the main building, it is composed of: living room, kitchen/dining room, 1 double bedroom with bathroom with shower, 1 single bedroom with bathroom with shower.

The structure of the villa is ideal for large friends or family reunion because all the units are completely independent and each one has its own living area and kitchen. This allows each family to have its private corner but the whole group can enjoy having dinner together under the portico where the large table welcomes you. A common living area is organized in the summer kitchen where you can find a large dining table enough for 16 persons. The kitchen is fully equipped with professional 6 burner gas hob, double electric oven, dishwasher, microwave, fridge freezer, American coffee maker and toaster. A service bathroom is available in this area.

LOCATION: Montaione is just 7 km away from the property and it offers all the amenities included restaurants, bars, wine bars, supermarket, bank, post office, chemistry and all kind of shops.

Within easy reach by car, 25 minutes drive, you find the golf course of Castelfalfi, tennis court, horse riding.

Villa sul Colle is within easy reach of the most important Tuscan places of interest. The nearest airports is in Florence or Pisa both about 60 km away. San Gimignano and Volterra are 20 km, Siena and Lucca are about 60 km from the property.

In case of cancellation of a booking, the clients are entitled to a refund based on the days in advance of arrival day, as follows:

• If the cancellation is made 60 days or more prior arrival day: 0% of the amount paid.
• If the cancellation is made between 59 and 30 days prior arrival day: 0% of the amount paid.
• If the cancellation is made between 29 and 7 days prior arrival day: 0% of the amount paid.
• If the cancellation is made between 6 and 1 days prior arrival day: 0% of the amount paid.
