The owners have carried out a rigorous and accurate renovation using only materials (such as stone) from the surrounding area and period while ensuring a structure which respects the norms of bio-architecture. The living areas have been renovated with a careful eye for details - antique furniture, (some going back as far as the 16th Century) antique ornaments, paintings, doors, prints and Persian carpets.

GARDEN & SWIMMING POOL: The pool is 8 x 16 mtrs, depth from 1.35 to 2,50 mtrs, and has a large hydromassage area for 8 people. It is on a natural terrace a few metres below the level of the villa and has a magnificent and almost theatrical view over the valley. It is equipped with tables, chairs, umbrellas, divans, chaise-longues, all in teak. Under the pool there is a big changing room with 2 showers and a bathroom.

Next to it there is a fitness room with a complete Technogym machine for the developing and toning all the body muscles, a tapis roulant for running on the spot, a gym bench plus weights and carpets.

The outside of the villa is covered with typical local stone as are almost all the houses in the surrounding area and keeps the original aspect of when it was built two hundred years ago. The garden looks over a 360° view of woods and olive groves , hill side towns and hills with chestnuts and cypress trees. To the North one can see the towers of Serravalle Pistoiese and in the distance the mountains of Abetone, famous skiing resort. To the South West the characteristic hillside town of Monsummano Alto.

ACCOMODATION: The villa is 350 square meters and can accommodate 8/10 persons in 4 bedrooms (three with king size beds and one with two single beds. plus a double divan bed if needed) and 3 bathrooms. Air conditioning in all rooms. It extends on two levels:

Ground floor: large 80-square-meter living-room (satellite TV, DVD reader) with beautiful fireplace dating back to the 16th century, dining area and access on to the garden, open sitting-room with double sofa-bed, charming kitchen (2 ovens, small microwaves, 6 burners, large fridge with ice maker and freezer, dishwasher, toaster, American coffee maker, double marble sink) with fireplace, dining table for 8 persons and access on to a covered terrace with dining table for 14 persons, laundry (washing-machine, dryer, ironing facilities), double bedroom with access on to a covered terrace with table and chairs for 12 people overlooking the pool, bathroom with bathtub and Jacuzzi shower.

First floor: spacious double bedroom offering nice panoramic views and ensuite bathroom with Jacuzzi shower/Turkish bath, twin-bedded room, double bedroom, bathroom with Jacuzzi shower. All of the bedrooms offer nice panoramic views.

LOCATION: The property location allows easy access to Florence, Pisa, Lucca and the Versilia coastline area with large beaches, night-life and nice restaurants.
